Four things in this report.

The rent comp changes the deal. ZIP 20012 reports a median gross rent of $1,701 and a price-to-rent ratio of 42.3 — numbers that would read as a weak rental market. The block group around this address reports $2,408 and 25.2. Same property, same public data, read at a different resolution.

It does not always favor the block group. Median home value runs the other way here — $727,800 for the block group against $863,900 for the ZIP. The block group is not the flattering number. It is the precise one, and sometimes that is worse news.

Two figures show no national ranking. Median age and average household size appear with a plain comparison instead. Their margins of error were too wide to support a rank, so the report says so rather than showing one. Page six explains exactly how that was decided.

Every figure is traceable. The last page names the survey, the vintage, what each ranking was computed against, and how many areas went into it. You can check any number in this report against the Census Bureau yourself.
